- HOA IS SEPARATE FROM THE BLACKHAWK COUNTRY CLUB
- 6 Sub Associations. All homes including those in the sub-associations are members of the master association (Blackhawk HOA)
- All home maintenance and landscape is the responsibility of the individual homeowner subject to HOA governing documents and ARC Guidelines.
- BHHOA maintains common property only.

- NEW RESIDENT REGISTRATION
- New Owners and Renters must contact the office before they move in to register.
- Owners must email the HOA at [email protected] a copy of HUD statement or deed to prove change of ownership.
- Tenants must email the HOA at [email protected] a copy of fully executed lease.
- All new residents must email copies of their DMV registration before we will install transponders.
- Even if you are moving within the community, we still need a copy of your closing papers or lease. You can email the HOA at [email protected] it to us and we will transfer everything over, but if you don’t re-register at your new address we won’t have you in our database.
- ACCESS/TRANSPONDERS
- Transponders are for homeowner and renter use primarily
- Realtors not living in the community are required to lease a transponder for a cost of $100.00 annually.
- All transponders are installed on the vehicle by office staff from 10am – 12pm and 1pm-4pm Tuesday-Thursday with no transponder installation on Monday and Fridays or in inclement weather.
- We need copies of the DMV registration for each car, and we need to have each car to come to the office to be outfitted with a transponder.
- Each resident who wishes to enter thru the resident lanes at our gates will need to purchase a transponder from our office and the cost is $35.
- Transponders can only be sold for vehicles that belong to permanent residents in Blackhawk. The only exception is for an absentee owner who rents out their house and then we only sell them to them for a vehicle registered in their name at their registered home address.
- Transponders are installed Tuesday thru Thursday from 10 am to 12 pm and 1pm to 4 pm. No installation on Monday and Fridays. As the transponders are installed on the headlight of your vehicles we do cannot install them during rainy weather or when the roads are wet. The transponder needs to be kept dry for at least 24 hours to adhere properly.
- There are Transponder leasing programs for non resident.
- For parents and children of residents or others (i.e. Assistants, nannies, or housekeeping authorized by the resident, the cost is $100 per year, plus the cost of the tag of $35.
- Guest lane is for everyone without transponders.
- ARCHITECTURAL CONTROL
- All changes to the exterior of any home, whether it is structural, hardscape or landscape must be submitted to ARC for review and approval.
- Anything that can be seen from the outside requires ARC approval.
- Please do not assume that because you see an improvement somewhere else in the community that it will automatically be approved for your house.
- If your clients want to know before escrow closes if a particular improvement will be accepted, the seller should submit it on behalf of the buyer.
- ARC matters are the most personal submissions we receive and the process may seem complicated for a first-time application. We are here to help make the process easier.

- ARC Committee meets the 1st and 3rd Wednesday of month and submissions are required one week prior to the meeting by noon on Tuesday.
- Only the seller can apply for improvements or changes.
- If your client is a buyer and wants to have something approved before closing, the plans must be submitted by the seller.
- If your client is interested in just a general concept of changes prior to closing, they may submit it to the ARC Liaison, Leslie Will via email [email protected] for an informal opinion, but no written approvals can be given except to current owners and written approval is required before any work can begin.

- Most open houses are on Sundays only.
- Open house list deadline is 5pm Wednesday.
